THE SPACE 1,550 sq ft across 2 thoughtfully designed levels. Built in 2020. Vaulted ceilings, big windows, modern finishes, and warm wood tones that feel like a cabin should feel without trying too hard. Sleeps 6 comfortably. BEDROOMS AND BATHROOMS Main floor king suite. King-size bed with plush linens, private ensuite bathroom (shower/tub combo), smart TV, large closet, room-darkening shades, ceiling fan. Ideal for grandparents or anyone who'd rather not go down stairs to bed. Lower floor king suite. A second full king with the same setup: private ensuite bathroom, smart TV, large closet, blackout shades. Bunk room. Bunk bed with 2 full-size mattresses (not twins) in the lower-level game room. Kids love sleeping just steps from the Pac-Man and foosball. For the little ones: Pack n Play, high chair, and baby bath all on site. House Rules

(A) No smoking (B) No pets (C) No parties or events (D) A starter supply of toilet paper and trash bags will be available in the Property to cover your first night or 2. Guest is responsible for additional supplies and food and beverages. (E) No fireworks (F) Quiet hours are from 09:00 PM to 9:00AM (G) Do not set the thermostat lower than 68 degrees or higher than 75 degrees (H) Do not leave food outside of Property. Do not feed wildlife. (I) All furniture should be returned to its original location (J) Do not place pots & pans in dishwasher. Do not use metal utensils on pots & pans. (K) Keep your car doors and front door of property closed and locked at all times. There are black bears & other wildlife in the neighborhood. (L) Do not flush anything other than toilet paper down the toilets. You will be charged additional fees if you clog toilets / septic tank by flushing anything other than human waste and toilet paper (M) Garbage must be placed in the proper receptacles inside the property and should not be left outdoors. Place used trash bags in outdoor trash bins located in the metal cages near the front of the property and securely close & latch lids to keep away bears and other animals. Garbage left on the grounds will result in additional fees. (N) The hot tub is use at your own risk. The hosts are not responsible for any injuries resulting from use of the hot tub. Shower immediately prior to entering the hot tub. Do not enter the hot tub alone. Do not eat in the hot tub. Do not urinate or deposit foreign material into the hot tub. Keep the hot tub cover on when not in use. Do not sit on or place anything on top of the hot tub cover. Unsupervised children are not permitted in the hot tub. (O) The hot tub is drained, cleaned and sanitized prior to every guest check-in. It takes 8-10 hours for the hot tub to heat up to the ideal temperature of 100 degrees so it may not be fully heated on your first night. (P) You are obligated to abide by all of the requirements of Sevier County ordinances, as well as state and federal law, and violations of any of these rules or laws may result in the immediate termination of this Agreement and your eviction from the premises, as well as potential liability for payment of fines levied.

Other Details to Note

A FEW THINGS TO KNOW Bears: Outside of winter hibernation (December through February), bears are commonly spotted in the neighborhood. Many guests see them from the deck or driveway. Please never leave trash outside unattended, and never feed or approach wildlife. Keeping bears wild keeps everyone safe. Roads: All roads to the cabin are fully paved. Some sections are steep and winding, but in 5 years of hosting we've never had a guest unable to reach the cabin regardless of vehicle type. The driveway is wide and easy to park on. View: The decks look down into a creek and the surrounding forest. Many guests describe it as a treehouse feel. There is no sweeping mountain panorama from the cabin itself, so if that's your priority, this isn't your cabin. Property edges: Steep drop-offs on either side of the home. Kids and pets should be supervised at the property edges. Stick to the decks and driveway. Hot tub: Drained, cleaned, and refilled between every guest stay. Available year round. Cameras: Exterior security cameras at the driveway and front door only. None indoors. None facing the decks or hot tub.

The neighborhood sits right between Gatlinburg and Pigeon Forge with quick access to the Great Smoky Mountains National Park entrance, Ober Mountain, Dollywood, and everything else worth doing in the area. DRIVING A car is the best way to get around the Smokies. All roads to the cabin are fully paved, and the driveway is wide and easy to park on. Some sections are steep and winding, but sedans, SUVs, and minivans all manage fine. Free private parking at the cabin. DRIVE TIMES FROM THE CABIN 10 min to downtown Gatlinburg 10 min to Ober Mountain 12 min to the Great Smoky Mountains National Park (Sugarlands entrance) 15 min to Dollywood 15 min to Pigeon Forge attractions 45 min to Knoxville Airport (TYS) 1.5 mi to the free Gatlinburg Welcome Center THE PARKING MOVE EVERY SMART VISITOR MAKES Downtown Gatlinburg parking is expensive and frustrating. The Gatlinburg Welcome Center, just 1.5 miles from the cabin, has free parking and runs a free trolley directly into downtown. Park there, skip the traffic, enjoy your day. GETTING AROUND THE NATIONAL PARK The Sugarlands Visitor Center is the closest park entrance and the best starting point for Laurel Falls, Newfound Gap, and Cades Cove. Cell service inside the park is unreliable, so download offline maps before you go.
